Inventory report

What is an Inventory? Why do you need one?

The Inventory report should include both an inventory of contents and a schedule of condition at the start of the tenancy. The report will stand up potential disputes at the end of tenancy. Pictures are essential, why? To identify comments and to ensure all defects are covered.

This report acts as a legal document where needed to dispute any changes made on the property.

Mid term inspection

We advise for landlords and commercial companies to conduct property inspections, every 3-6 months. This allows you to observe the property condition. Also, if any issues have not been reported, we will take responsibility to let you know.

Check out report

At the last day of tenancy, a Check out report is conducted. This involves going through the inventory to note any changes, defects and damaged items. This enables the adjudicator to identify any deterioration in the condition of the property.

Energy Performance Certificate

Energy performance certificates are a rating scheme to summarise the energy efficiency of buildings in the European Union. The building is given a rating between A - G, the EPC will also include tips the most cost-effective ways to improve your homes energy rating.

Snagging and De-snagging

Purchasing a new build can be very easy however, when the property is being completed there will always be issues. For example, paint does not match, door lino edges has not been glued on properly, some switch covers are easily loose or that the appliances haven’t been fitted to function.

Conducting this report enables us to inspect the entire property from its fixtures and fittings. This report will be sent to the developers to fix before your property keys are handed over. 


We also provide a second visit if required called De-snagging. We will use the first snagging report to cross check if your developer has arranged the builder to amend the issues we have initially noted. This helps you as a buyer, as it will save the headache of given keys to a property that you inspect to be in perfect condition.
